What you can do

We are not a mortgage broker, a lender, a financial advisor, or an underwriter. We report on bridge-loan and value-add-multifamily capital stacks because operators in that market need better data than lender marketing provides; that's not us telling you what to borrow, what to refinance, what to underwrite, or how to structure your deal. If you act on what we publish without your own diligence and your own counsel, you accept that risk.
Operator LOI submissions
If you submit an LOI through /submit-loi, you confirm you have the right to share the terms with us, and you grant us the right to publish them in our redacted format (sponsor anonymized, property address generalized, exact loan-amount values bucketed into bands). You may withdraw a published LOI by emailing us; we will remove it within 5 business days. We never publish the unredacted original.
Accuracy and AI
Articles are AI-researched and written by our editorial system under human direction. We aim for accuracy; we publish corrections at /corrections when we get something wrong. AI-assisted content can still be wrong. Verify load-bearing facts (rate sheets, spread data, lender terms) against primary sources before you act on them.
Subscriptions and refunds
Subscriptions auto-renew until you cancel. You can cancel anytime; you keep access through the end of the current billing period. Refunds for unused time within 14 days of a fresh charge are available on request — email us. After 14 days, we don't refund as a default but will consider edge cases.
Liability
The site is provided "as is." Our maximum aggregate liability to you for anything related to this site is the amount you paid us in the 12 months before the claim arose. We do not waive liability that cannot legally be waived in your jurisdiction.
Governing law

Changes
We will update these terms when our practices change. Material changes will be emailed to active subscribers at least 14 days before they take effect. Continued use of the site after a change means you accept the new terms.
